Investment BV: do the maths first, set it up later
Moving real estate out of box 3 (the Dutch tax bracket for private assets) into a BV (the Dutch private limited company) can work out well, but that depends on the size of the portfolio, the return and how long you want to tie the assets up. We run the numbers for your situation first - that conversation costs you nothing.

You request a quote
You tell us what your BV looks like: holding structure or not, number of invoices, payslips. Within one working day you have a fixed monthly fee.
We collect the records
Agreed? Then we contact your current firm and arrange the handover. All you give us is your approval, nothing else.
Your administration keeps running
From that moment on we monitor the tax returns and the filing. You always speak to the same finance professional and you know every month what you pay.
Why entrepreneurs consider an investment BV
Holding real estate privately is becoming less attractive for many entrepreneurs. The tax on private assets in box 3 has been tightened considerably in recent years and further changes are expected. An investment BV offers an alternative structure: real estate and other investment assets are then held by a private limited company that pays corporate income tax (vennootschapsbelasting, VPB) on the actual profit, instead of on a notional return in box 3.
Whether that structure is favourable in your situation depends on several factors: the size of your property portfolio, your income as the director-major shareholder (DGA), the financing set-up and your personal asset position. There is no universal tipping point that applies to everyone. We do not make tax commitments about personal situations without an advisory conversation. What we do: once you have made the decision, we make sure the bookkeeping, the tax returns and the annual accounts (jaarrekening) of your investment BV run smoothly.

FAQ
Frequently asked questions
Does Nummerix also set up the investment BV itself?
No. Setting up a BV goes through a notary, who executes the deed of incorporation. Nummerix is not a notary firm. We take care of everything that comes after: the bookkeeping, the VAT (btw) returns, the corporate income tax return, the annual accounts and, if needed, the payroll administration for the DGA.
Is an investment BV always more tax-efficient than holding real estate privately?
Not automatically. Whether an investment BV is more favourable depends on the size of your portfolio, your income, the financing set-up and your asset position. We do not make tax commitments about personal situations without an advisory conversation. Schedule a free introductory call so we can go through your situation and give you an honest picture of the trade-off.
What does the bookkeeping for an investment BV cost at Nummerix?
You pay one fixed monthly fee (excl. VAT) that is agreed in advance and covers all services: bookkeeping, VAT returns, corporate income tax, annual accounts and, where applicable, the payroll administration for the DGA. The exact amount depends on the size of the BV and the number of transactions. You receive a concrete price quote within one working day of your request.
What happens with VAT if my investment BV receives rental income?
In the Netherlands, the letting of real estate is in principle exempt from VAT. There are situations in which you can opt for taxed letting (for commercial property, for example), but this depends on the tenant and the use of the building. We assess this when setting up the administration and file the VAT returns in line with the applicable rules. Personal advice on your specific situation is something we discuss in the introductory call.
Can I transfer real estate I already own privately into a BV?
In many cases that is possible, but it is a tax and legal process with specific steps and possible points of attention around transfer tax and the valuation of the property. Read more about the options on our page about moving private assets into a BV, or schedule an introductory call to talk through your situation.
How quickly is the switch to Nummerix arranged if my investment BV already has a bookkeeper?
On average, a switch costs you one to two hours of your own time. We contact your current firm ourselves, request the records and set everything up again. You receive confirmation of your fixed monthly fee and your contact person as soon as the handover is complete.
